Preparing your Home for Sale:
Normally my New Year’s resolutions consist of more me time and diets etc…and they still do but I’m also focusing on some grown up stuff, like my home. We moved in our house as a short sale and while it had great bones, it needed a ton of work. We bought it for close to 100k+ less than it was worth so we immediately turned a profit signing the contract. We went in with the plan to live here for a few years and fix it up, adding more value, and then sell. My New Year’s resolution this year is to put all of the finishing investments on our home to prep it for selling.
What are some changes we have made to increase the value?
- We changed out the lighting in pretty much every room. The rooms I definitely recommend are the foyer, the master bath and the kitchen. Most importantly the foyer because it’s the first thing people see when they walk into your home. First impression is key when selling a home and when we updated our janky old foyer light to this gorgeous chandelier, it makes quite the dramatic impression when you walk in our house. It definitely makes it look glam from the get go. We also updated our kitchen lights to this acrylic light. Kitchens are the main room you spend your time (well if you’re like me) and I also pay attention to the details in the kitchen.
- Our kitchen already had granite and stainless steel but we did opt to paint the kitchen cabinets and update the hardware. I think that’s definitely a less expensive way to go about updating your cabinets.
- We added a deck and a patio. We had the wood deck built from scratch with lattice around the bottom and also had it stained this gorgeous brown. The patio was just recently built with porcelain pavers to give it some dimension.
- The three last projects we plan on doing this year before putting it on the market are painting the brick white, remodeling our master bathroom and finishing out an attic/storage space that will add major square footage and value to our home.
We are now approaching the end and while I will miss this home because it has so many memories of my kids as babies and toddlers, we are looking to buy our forever home. The home where our kids will come home for Christmas, the home we will fill with laughter, memories and love.
